We realize that not all of our residents may be an expert plumber, electrician or general contractor. You may not know how to clear out a clogged shower drain or fix a toilet flapper, but were here to help you learn how. There may be tasks around the house that can seem difficult, but are actually very easy to complete, and will keep your rental home in the best possible shape! Below are some easy tips, and helpful hints, to help you if and when
maintenance issues around the home occur.

Renter’s Tool Kit:

First, it is always smart to keep a few essential tools handy.  We suggest keeping these go-to tools on hand because just having the basics can go a long way around the home.

Change Your Air Filters:

Next, most homes have some sort of furnace or air source running throughout the house. Changing your air filters every 30-60 days is very important for many reasons. Here are few key reasons:

  • Eliminate Dust
  • Reduce the electric bill
  • Extend the life of the unit

Troubleshooting at Home:

Here are a few minor issues that may arise while living in your Silver Bay home along with our recommended course of action.

  1. Clogged Draindrain

Solution: Using a drain snake, put your drain snake down the clogged area, and pull up any residue that is in the way.

Solution: Run warm water for about 10 minutes on the affected drain

  1. Jammed Garbage Disposal

Solution:

  • First, check your breaker, something could have tripped and turned it off.
  • Next, press the Reset button found on the bottom of the unit underneath your sink.
    • If the disposal is jammed you will need to make sure to turn the power off to the disposal or turn the breaker off.
  • Locate the disposal underneath the sink and use a wrench to free up the disposal
  • Remove anything that could be obstructing the operation of the disposal.

10 Spring Cleaning Tips For Your Home

We all know what is associated with the spring time. Whether you like it or not- it’s cleaning! After being cooped up in your house all winter it’s time to open the windows and clear out the house.  Cleaning can feel overwhelming. You may find yourself asking questions like “Where do I start?” “How do I KEEP my house clean?” Panic stops here. Slip your rubber gloves on and take a deep breath. It’s time to get down to business.flower

  1. Tackle one room at a time as opposed to doing a little in each room.
  2. Focus your energy in one location and do a little each day. What’s the rush? Unless your in-laws are coming to town you have nothing to stress about (that’s a whole other post).
  3. Set aside a small amount of time each day and dedicate it to just cleaning and don’t skip.
  4. Pillow and comforters only need to be washed two a three times a year so make them a priority during your yearly spring cleaning session.
  5. Wash your windows when it’s cloudy because the direct sunlight may dry the cleaner before you can wipe it off, leaving streaks.
  6. Don’t forget the closets and drawers. Toss or donate the clothes you haven’t worn in a year to keep your wardrobe from overflowing.
  7. Get rid of unnecessary items like magazines, catalogs, makeup you never use, and coffee mugs collecting dust.
  8. Dedicate a day to tackle the refrigerator. Pop out the door shelves and bins and wash in warm soapy water to get rid of food bacteria and spillage.

Pet Proofing Your Silver Bay Home

Animals and pets bring so much joy and happiness to a household, but there are definitely things you do not want your pet getting into. Pet are inquisitive and curious by nature.   • Kitchen: There may be harmful foods, utensils, chemicals or electronics around while cooking, so this area can be extremely dangerous for an animal. Taking precautions is very important in this area.
    • Install a gate or door to keep your pets out of the kitchen in order to prevent your pets from getting into something hazardous.
    • Use child proof latches to keep them from getting into cabinets
    • Keep all food out of reach as some items can be dangerous for consumption
    • Keep trash cans covered or inside a latched cabinet
  • Bathroom: This is definitely a space to keep you pet clear of because there could be chemicals that could harm your animal.
    • Put your toilet seat down. If you use harsh cleaners to clean your toilet, you don’t want your pet drinking any water that may be contaminated
    • Never leave dirty laundry on the floor. Your pet could pick them up and they could become a choking hazard
    • Keep medications, lotions or cosmetics out of reach
  • Common Areas: So many fun and exciting things for your pet to experience in these areas that could be dangerous, so be conscious of things you’re leaving around.
    • Tuck away cords and wires so they do not chew through them
    • Keep remotes, pens, pencils, rubber bands and other small objects out of reach
    • Cover your fireplace to shield your pets from fire and ash
    • Keep houseplants out of reach, some may be harmful or poisonous to pets
  • Backyard: The backyard is a favorite spot for your pets but there are still things to consider when it comes to the safety for your animals.
    • Check the fence for any holes that your pet might be able to squeeze through
    • If your home doesn’t have a fence, make sure to keep your pet on a tie out for their safety and the safety of others
    • Make sure any plants in the garden are safe for pets
    • Dedicate a pet friendly space where they can go with no human hazards in the way
    • Make sure you have plenty of pet friendly toys to keep them occupied
    • Consider a pet video camera to keep an eye on your furry friends when you’re away from them

Our Silver Bay Service Department will be available to answer Maintenance calls from 7:00 AM to 7:00 PM CST. Overflow and emergency calls will be attended to on a 24/7 basis.

While you are responsible for minor maintenance in and around your home, and any damage caused by you and/or your guests, we will take care of any major maintenance concerns that may arise. Minor repairs under $100 are considered resident responsibility.

We’ve collected many helpful maintenance troubleshooting videos that you can follow along to  prior to submitting a maintenance request. If a vendor is dispatched and we find that one of the troubleshooting options would have corrected the problem, you will be charged for the service call.

How to Submit a Property Modification Request

Any changes to the home would need prior approval before modifications are made. If modifications are made to the home without approval, charges will be deducted from your security deposit upon move-out. The most efficient way to submit your request is to follow the steps below:

  • Painting inside the home is permitted
  • Rooms must be painted back to the original color prior to move-out
  • Failure to paint rooms back to their original color will result in charges taken from your security deposit

Installing Cable, Satellite Dish, or Alarm System

  • Installing cable, satellite dish, or an alarm system is permitted
  • Satellite dishes cannot be attached to the home, and alarm systems must be wireless

Hanging Pictures, Curtains, Shelves, or Televisions

  • Hanging pictures, curtains, shelves, or televisions is permitted
  • Walls must be restored back to their original condition prior to move-out
  • Failure to patch any holes will result in charges taken from your security deposit
